SBPC was retained by Cressford Developments and a private financial institution, as part of their due diligence, to provide a third party opinion with respect to a condominium development in the midtown area of Toronto. This development was just to the south and east of the historic railway station at Yonge St. and Summerhill Ave. The development entailed the restoration of the historic station into a number of retail stores and a residential development consisting of condominiums and, further to the east, lower rise forms of housing. The opinion helped clear the way for the completion of the financing and the project has subsequently been built and is occupied.

 

For Paramount Canada’s Wonderland (PCW), SBPC provided a planning opinion in association with a land lease arbitration. When it was first established, Paramount Canada’s Wonderland’s site in the City of Vaughan was partially purchased by Wonderland and partially leased from a private landowner. At the end of this lease arbitration was required. SBPC was retained by PCW to provide an opinion on planning matters that were relevant to the determination of the lease settlement. Mr. Burns presented his opinion to a private lease arbitration panel.

 

SBPC was retained by a private landowner in an employment area in the former Municipality of North York. This private landowner was involved in a litigation procedure concerning environmental contamination matters amongst adjacent lands. SBPC was retained to provide, as part of the due diligence for this arbitration, a planning opinion with respect to the future of the area and the two particular sites in question.

For Canada Square – Yonge/Eglinton gave planning evidence in a lease arbitration hearing as to the achievable density on the larger site that was owned by former Metropolitan Toronto.This larger site includes the TTC subway stop and major bus terminal.
